Textured coatings, Artex-style finishes and plastering

Before sanding, scraping or covering an older textured surface, establish whether it can be worked on safely.

Appearance cannot rule out asbestos

Some older decorative textured coatings can contain asbestos. The brand name people commonly use for textured coatings does not identify the composition, and age or visual inspection alone is not a reliable test. Avoid sanding, scraping, drilling or breaking the material while its status is unknown.

Get appropriate advice before disturbance

A competent asbestos surveyor or accredited laboratory can advise on sampling where appropriate. Do not take a DIY sample unless the current official guidance clearly supports the method and you can follow it safely. The work required after a positive result depends on condition, location and the proposed refurbishment.

Covering is not automatically risk-free

A contractor may consider overboarding or another encapsulating approach in some situations, but fixings and preparation can still disturb the existing material. The method must account for the actual surface and any asbestos information.

Provide the right details

  • Property age and the approximate date of the coating if known
  • Clear wide and close photographs without disturbing the surface
  • Any existing survey, sample result or refurbishment information
  • The room, ceiling height, condition and intended final appearance
